Alameda Ballena Hotel Market Study and Proposal Review

The City of Alameda engaged BAE, in association with MR&A, to prepare a market study and proposal review.

The purpose of this memo was to evaluate the proposed Upper-Upscale hotel development at Ballena Marina.

This technical memorandum, along with the attached two Excel workbooks, presented preliminary findings related to the financial feasibility of the proposed Ballena Hotel, and represented our draft work product deliverable for Task 2.2: Development Feasibility Analysis and Land Value Estimates.

Under this task, the BAE Team reviewed a proposal received by the City for the ground-up development of an Upper-Upscale hotel project at the site, and this technical memorandum addresses the viability of what has been proposed, and the reasonableness of the proposal’s underlying economic and market assumptions.

BAE also presented a parallel analysis of a hypothetical Upscale hotel development for comparison purposes.
